Fatade was appointed to provide a full suite of building performance and compliance services for the Office workspace development in Leicester.

The development was conceived with a strong sustainability agenda, targeting net zero carbon in construction and designed to operate without fossil fuels. The buildings incorporate air source heat pumps, roof-mounted photovoltaics, super-insulated envelopes, and low-energy LED lighting, alongside infrastructure for EV charging and active travel. These features are supported by a fabric-first approach and a commitment to long-term operational efficiency.

Fatade’s role was central to validating and enhancing the performance of the design. We delivered a detailed CIBSE TM52 overheating assessment to inform the natural ventilation strategy and ensure thermal comfort across office and light industrial spaces. This was complemented by a CIBSE TM54 operational energy assessment, which provided a realistic projection of in-use energy performance and helped identify potential performance gaps early in the design process.

To support planning and regulatory compliance, Fatade also produced a comprehensive Energy Statement, demonstrating alignment with local and national carbon reduction targets. Our team carried out Part L compliance modelling, U-value calculations, and lodged EPCs for each unit, ensuring that the development met all statutory requirements while maintaining its ambitious sustainability goals.
